大家注意了，楼市“二次拐点”出现，2024年房产两大走向或清晰了

楼市经过3年的持续调整，终于走出了它本来的面目。
根据机构的数据显示，全国百城3月份新房价格无论是环比还是同比，均都开始上涨，涨幅分别为0.27%和0.82%，销售均价1.63W/平米。
值得一提的是，新房价格3月比2月的涨幅扩大了0.13%，说明势头越来越好的，一般说来，如果出现3个月连续上涨，意味着阶段趋势确立，我们再观察一个月。
而二手房这边，则出现与新房完全相反的一面。
全国百城二手房均价为1.5W/平米，无论是环比还是同比均下降，降幅分别为-0.56%和-4.8%。需要说明的是，3月比2月的跌幅还扩大了0.19%，以至于同比跌幅达到了-4.8%。
换言之，假如2023年3月份你的二手房没有卖，100W房子的话，已经亏了4.8W，可以算算你的房子亏了多少。
需要说明的是，二手房价下行不是一天两天的事了，根据统计部门数据显示，二手房价格下跌从高点到现在，均价累计跌幅达到了23%，已经连续23个月下跌。



为什么新房和二手房会出现天壤之别的走势？
先普及一个小知识点，新房价格比二手房价格高才是正常现象，应高多少呢？大家看看这个均价差距就知道，（1.63万-1.5万）*1.5万*100%=8.6%，一般来说，高8-10%都是合理的。
像最近上海某楼盘卖近200亿，其实是非正常现象，就是我们常说的价格倒挂盘，新房售价差20%以上了，一套4000W的房子，如果按照周边二手房价格算，账面浮盈1000W，不抢才怪呢。
如果再把这个公式套上去，新房应该卖5500W才对。所以，你不知道身边新房价格卖贵了还是卖便宜了，直接与周边同品质二手房价格比一下就知道了。
当然，现在的市场是非正常市，开发商往往也没那个底气定得比周边价格高。对于现在买房的人来说，买新房肯定是比二手房划算很多，这个潜在差距会在市场正常以后逐步体现出来。
回到正题，说说新房与二手房的走势出现背道而驰走势的原因。
其实，我在去年就谈论过这个话题。新房与二手房市场表现差距将会越来越大，原因很简单，虽然建了很多房子，但无论是内部户型，还是外立面，都是在高周转运行模式下留下的时代产物，经不起岁月的侵蚀。
还有一个根本原因是，除了个别一线城市，其他99%的城市都不需要那么多大高楼，如寸土寸金的深圳，其城市开发强度也不超过50%，其他城市更是有多得数不清空地待开发。就连上海这样的大城市，建成区20%都不到。说白了，此前一直控制土地供应的节奏，大都以建高楼为方向，二十多层，三四十层的住宅比比皆是，是符合当时的快速城市化节奏的。



但随着国家宣布房地产市场供求关系发生重大转变以后，各省市开始扭转此前的土地供应方式，并修改了此前的规定，从一线城市到五六线城市，容积率大幅下调，对应出来的产品就是别墅、多层、最多十多层的房子，大高层一夜之间不见了。
看到这里应该明白，现在二手房市场上挂出来卖的房子，大高层占据了绝对主力，因为业主知道，他们有更好的产品可买，趁很多人还没反应过来，即便是低价也要卖掉他们。
因此，你会看到，此前单价很高的高层产品，房龄也不太久，但现在可能只有3年前的55%-75%的价格，这些价格，是当时想都不敢想的。有机构用了一个非常贴切的表述，“看看你所在城市的二手房价表，满眼都是降价房源”，无不反映出当下二手房市场的艰难。



我们把“新房与二手房背道而驰的走势”称之为“第一次拐点”，那么，“第二次拐点”又是什么呢？这就是“土拍市场也开始两条腿走路了”。
根据机构的统计数据显示，2024年前3个月，全国300城土地出让金2180亿元，同比增长10%，而住宅楼面均价同比更是上涨了23.5%。
像北京、上海等热点城市，土拍频现摇号情形，一些地块有数十家房企角逐，往往要经过几十轮，甚至上百轮的报价争夺，不可谓不激烈。杭州、合肥、厦门、苏州、宁波等多个城市拍出“新地王”。



而与此同时，楼市宇宙中心杭州却出现了土拍流拍情况，在3月29日一天，5块地有2块地都是流拍，占比40%。
我们说，冷市往往最能检测出“含金量”，全国楼面均价大幅上涨，一个根本的原因是各城市为应对市场下滑，纷纷拿出了尘封多年的“好东西”，多年不供地的地段开始上新了，而且容积率和位置大都是绝佳。开发商敢拿地，不是说当下的市场如何，而是来源于一种说法叫确定性。
比如说，苏州的那幅6.5W一平米的宅地，周边二手房价都12W了，密度低至1.0-1.02，完全可以做别墅的产品。即便其他区域的人都不来买，这样的产品一旦上市，就是区域内部的改善客户就足够消化掉了。
而与此同时，那些容积率高，且地段不好的宅地，并不能给开发商带来确定性的回报，他们宁愿失去市场占有率，也不想入坑。
分析到此，我们应该清楚一个逻辑，无论是本轮楼市的第一次拐点，还是第二次拐点，其实都有一个共性，可以说是出奇的一致，那就是房产分化时代到来，意味着2024年房产两大走向或清晰了。
第一个是品质改善住宅将成香馍馍。
有资深业内人士说过这样的话，现市面上存在的房子，90%以上都不符合住房发展趋势，说白了，都是要淘汰的产品，都是房地产快速发展二十多年的建筑材料堆砌，高周转下的产物。只解决了没房的问题，并没有满足大家对舒适居住的追求。
国家自然是看到这一症结所在，住建部在今年提出了两个理念，一个是下大气力建设好房子，另一个是说未来的房地产发展空间巨大。很含蓄，但说得也很明白。用一位很知名专家的说法解释是：
未来二十年，不要以为我们的人均住房建筑面积已经超过40平米了，起码有一半的房子将要拆掉重建。
不得不说，还有这么多房子要拆迁，后面将盖更多的品质改善房，涉及的相关产业链条产值、就业和经济发展，都是无法估量的前景，房地产发展空间能不大嘛。



第二个是同质化的刚需房或成烫手山芋。
不止一次说过，保障房大量上市（其实现在很多保障房就是市面上新建的商品房，以房票安置的形式或者直接收购过来做保障房），将对现有的刚需房形成直接竞争，而且后者完全处于劣势。
什么叫同质化的刚需房？一是面积较小，现在不少城市开始取消90平米以下房源占楼盘70%比例规定，因为管理层意识到刚需越来越少，像这种小三房，除了空间足够多，每个房间都较小，一个卫生间也不符合改善家庭的需求。
二是房龄大，目前二手房挂牌房源中，房龄在10年以上的房子，占比超过了85%。正如前面所说，高周转时期盖的房子，无论是在材料上，还是工艺上，都不能做到历久弥新。
当然还有其他因素，比如物业差、周边城市界面差等等，都会影响到刚需房的价值。此外，还有一个因素，主要还是房地产二十多年快速发展，这类房子发展更多、更快，说直白点，就是存量太大。如果非要厘清国家说的“供求关系发生重大转变”意思，大抵说的就是这类房子供大于求吧。
最后，别误认为后面还有很多房子要拆迁，你持有的房子能发达一笔，很现实。
道理很简单，如果持有的是大高层，本身就是三四十层了，按照1:1.5拆迁赔付比率，加上建筑成本以及其他税收等等，楼层还需再翻一倍才不会亏，现实吗？答案当然是否定的，不符合住宅发展趋势，也算不过账，自然没人主动来找你拆。
当然，如果本身就是低矮建筑，即使你无所谓，人家也会主动跟你聊拆迁的，毕竟，你好我好大家好嘛。
