2024年全国楼市:进入4月后继续下探

目前，我国楼市面临较大的下行压力，楼市增长疲软。进入2024年4月份后，全国主要城市房价和成交量进一步下探，在3月份迎来以价换量的“小阳春”后，清明假期后从每日成交的数据来看依然延续向下的态势，存在较大的下行压力。

广州：
广州市房地产中介协会发布3月份二手房成交报告，3月份广州二手房网签量突破9000套，数据显示，3月广州二手房网签量9373套、网签面积是93.46万平方米，较1月份增长11%。据克而瑞数据显示，在2024年3月，广州楼市一手商品住宅共成交60.37万㎡，较2月份环比暴涨139%



深圳：
4月1日，深圳市房地产中介协会披露数据，2024年3月，深圳全市新房共成交2816套，环比增长184.4%，同比下降61.8%，其中新房住宅成交2245套，环比增长176.8%；全市二手房录得5196套，环比增长116.6%，同比增长5.1%，已升破5000套行业荣枯线标准。



上海：
据统计，2024年3月全市商品住宅成交套数5848套，环比上涨约298%；据上海中原地产数据显示，2024年3月份，上海二手住宅成交1.85万套，环比增加170.22%。2024年3月上海房地产交易中心网站的“交易统计”栏中《一手房上月住宅成交价格构成》显示，3月有2382套一手房成交单价在4000元以下，成交面积占比达到20.50%。此外，还有611套成交单价为4000元~7000元。上述单价“4000元以下”的房产，交主要集中在外环以外。其中，内环以内成交0套，内外环间291套，外环以外2091套。



北京：
2024年3月，新房网签成交9296套，环比上涨79.8%，同比下降31.7%；其中住宅3557套，环比上月1560套上涨了128%。存量房方面，3月份北京二手房成交15803套，较上月增加8793套，环比上涨125.4%。从近12个月成交走势来看，月均成交套数为13443套，本月成交15803套，高于近12个月平均成交量17.6%。
