3月，上海楼市在豪宅成交拉动下出现“翘尾”现象。同时，受供应结构影响，成交套均总价超千万元。

4月5日，根据上海链家研究院近日发布的监测数据，今年3月份，上海全市共成交新建商品房5370套，环比增长299%，同比下降41%；成交金额594亿元，环比增长440%，同比下降3%；套均总价1105万元/套，环比增长35%，同比增长65%；成交均价86050元/平方米，环比增长29%，同比增长41%。

从成交总价段来看，受供应结构影响，600万元以上的成交占比增加较为显著，占比达到59%，较去年增加了17个百分点。特别是600万-800万元的占比，较去年增加了10个百分点。400万-600万元的占比下降较为显著，占比21%，较去年减少了16个百分点。

豪宅交易活跃，带动成交套均总价超千万元

今年3月2日，上海第三批新房集中供应入市，总计供应19个项目，共计5216套房源，供应面积约68万平方米。4月1日，第四批集中供应入市，总计供应25个项目，共计5536套房源，供应面积约73.8万平方米。

据上海链家研究院监测，该两批次集中供应中，高端住宅供应呈近年来的井喷状态，平均单价超过10万元的项目各有6个，占比高达30%左右。特别是黄浦区，在完成旧改拆迁后，释放的豪宅项目今年陆续入市，吸引了较高的关注度。

受高端住宅入市的影响，供应金额和均价的同环比均出现显著增长。3月，新增供应的套均总价超过千万级别。

监测数据显示，3月份，上海新房新增供应8578套，环比增长633%，同比增长8%；套均总价1086万元/套，环比增长73%，同比增长47%；供应均价85195元/平方米，环比增长45%，同比增长27%。

上海链家研究院首席分析师杨雨蕾指出，受3月供应结构影响，大户型、高总价的房源成交量大幅上涨。从分环线的情况来看，内环以内成交占比15%，较2月份增加了12个百分点。内环以内高端住宅的集中供应吸引了大量购房者，各项目的认购和去化情况良好，特别是位于新天地核心区域的中海顺昌玖里，共推出500多套房源，当日接近清盘，吸金196.5亿元，说明即使在当前楼市理性的情况下，拥有区位优势、价格优势的产品依然受到购房者的青睐。

根据成交数据，3月，上海成交新建商品房套均总价1105万元/套，环比增长35%，同比增长65%。

上海中原地产市场分析师卢文曦也表示，从3月成交前十榜单来看，豪宅类产品交易活跃，榜单中有4个单价10万+的楼盘，在以往月度成交榜单中不容易出现那么高比例的高价房。并且从价格来看，也和以前相比有所突破，以前单价10万+楼盘价格多半在15万元/平方米以内，这次榜单中有3个楼盘均价都在16万元/平方米以上，也正是这种结构性导致均价出现快速上扬。



房地产市场仍处调整中，市场分化明显

不过，纵观上海整个新房市场，上海中原地产监测数据显示，从交易节奏来看，3月上半月并没有小阳春启动迹象，半个月的成交量只有平时一周的成交。一直到下半月，楼市成交才进入状态，最后一周在翘尾效应下，成交面积推升到41万平方米。从空间分布来看，大浦东成交14.22万平方米，继续承担主力的地位。远郊区域中，嘉定、闵行成交分别达到8.8万平方米和9.2万平方米，发挥应有水平。相比之下，松江、青浦没有太多发挥，都没有超过4万平方米。

另据微信公众号“上海房协”消息，上海市房地产行业协会于3月7日召开房地产市场座谈会。保利、华润、招商、中铁建、金地、建发、建工、大华、宝华等11家企业参加了会议。会议座谈交流了近期上海市房地产市场运行情况，企业普遍认为当前上海市房地产市场仍处于调整之中，二手房市场有触底企稳迹象，新房市场交易承压。春节后，案场来访量有所提升，但成交量回升并不明显，转化率较低。市场分化明显，外环内项目销售情况良好，远郊区域销售情况较差。

不同于豪宅项目抢房的景象，部分郊区新盘仍延续打折促销的活动。“目前，项目活动力度较大，买房送车位，总价打九折。折算下来和项目周边的二手房价格基本持平，但我们的项目品质肯定更高。”位于上海外环外的一新房销售介绍道。

“不同于内环豪宅项目存在倒挂的现象，随着二手房的持续调整，一部分买家会将目光转向性价比高的二手房房源，部分追求小区品质的买家仍会选择新房，但项目去化压力比较大的情况下，开发商自己也会在一些时间点上做促销。”沪上一新房代理经纪人说道。

卢文曦认为，3月市场启动比以往几年要迟一些，主要成交集中在下半月。基于此，让楼市奔跑起来的时间短，反过来也说明市场有一定犹豫和观望。短期来看，中高端改善项目先于市场热起来，虽然豪宅类项目交易量占比非常低，但是楼盘热销的情绪会有传导效应， 4月这一热情有望得到延续，中高端产品或继续成为带动市场交易的发动机。
