香港楼市极速反弹，有人一次买走24套房

4月2日，据美联物业监测数据，受惠于香港特区政府全面撤辣，3月，香港一手房成交按月升逾14倍至4200宗，创1998年后单月新高。十大二手屋苑交投按月升约2.6倍至359宗。

今年2月28日，香港特区政府财政司司长陈茂波发表2024至2025财政年度特区政府《财政预算案》，其指出，即日起撤销所有住宅物业需求管理措施（俗称“辣招”），即所有住宅物业交易无须再缴付额外印花税、买家印花税和新住宅印花税。

对于内地买家或公司买家，在撤销辣招之前在香港购买物业需要缴付楼价共15%的买家印花税和新住宅印花税，撤辣后只需缴付从价印花税，视乎物业价值由100港元到楼价4.25%不等。

据香港中原地产监测，香港宣布全面撤辣后，使得楼市出现报复式入市动力，除了香港本地买家外，内地客、公司客都一齐争楼，一、二手交投均显著反弹。

从成交来看，新盘成交火热。截至3月28日，撤辣刚好满月。根据中原地产统计，在2月28日至3月26日期间，全港多达115个新盘录得成交，合计录得约3799宗买卖，总成交金额高达381.38亿元，与撤辣前一个月（1月28日至2月27日）的229宗及39.2亿元比较，按月上升15.6倍及8.7倍。值得留意的是，撤辣后有多达11个楼盘录得过百宗买卖。

一手成交急升，豪宅新盘表现更为突出。据机构统计数据，撤辣后录得159宗楼价3000万港元以上一手大额成交，而撤辣前一个月仅22宗，成交主要集中新晋豪宅地段的启德跑道区，天玺‧海占25宗最多，其次是华润置地（海外）及保利置业合作的澐璟，占22宗。同时，撤辣后新盘过亿成交也有11宗。

另据中原地产统计，撤辣后一手市场录得超过150组大手客扫货个案，涉及逾420个单位，占整体成交逾一成，楼价总值逾41亿港元；大手客扫入的单位，有近九成、即369伙属楼价1000万港元以下的中小型单位。其中恒地的长沙湾巴域街Belgravia Place，为撤辣后首个开售新盘，累计销售402伙，市场指其中约78伙、即近两成单位由大手客购入，涉及约26组大手客，其中位于29楼全层共24伙，悉数获同一组大手客购入，涉逾1.66亿港元，为新盘逾6年来最大宗扫货。

香港楼市向好也反映在中介机构的佣金收入上。香港中原地产数据显示，楼市气氛向好，带动中原地产住宅部3月份佣金收入突破5亿港元，较2月急增近3倍，创5年新高。

美联物业首席分析师刘嘉辉指出，撤辣后，需求以用家及长线投资者为主，估计4月一手交投或回落，但相信第二季度交投介乎5500至6000宗，按季度最多升22%。其认为，潜在买家未必会待美国启动减息才入市，又预料发展商积极推售货尾及新盘单位，售价或不会大幅上升。同时，第二季度二手房交投将按季升36%至13500宗水平。如果交投持续高企，预期楼价跌幅会减慢，并逐步企稳。
