近三年最低！房价跌10%！2024年一季度佛山楼市成绩单

今早，贝壳佛山公布了3月贝壳用户的活跃情况。



从图上可以看到，在贝壳不同赛道中，二手活跃用户占比最高，一手反而最低。

作为开年的第一个重要节点，在刚刚过去三月，克而瑞数据监测显示，佛山商品住宅供应2587套，成交3730套，是近五个月来的高值。



三月的落幕也意味着一个季度的结束，那在刚刚过去的一季度佛山楼市取得了什么样的成绩呢？万众期待的小阳春是否如约而至呢？且让我们一一看下去。

Part 01

一季度全市来访近五万组，顺德最为活跃

据克而瑞对佛山全市171个在售项目不完全统计，截至2024年3月17日，佛山全市171个项目来访共计4.7万组，认购2726套。全市共21个项目开盘，去化率为8.57%。

具体到区域，克而瑞数据监测显示，顺德区人气高涨，以1.56万组来访，979套认购排在全市第一，禅城区、南海区亦热度不低，一季度内均有超1万组来访。

供求量价齐降，价格越来越友好

售楼部人气作为楼市冷热的反映之一，与最终网签成绩紧密相关。

最终录得佛山一季度商品住宅供应面积80.88万㎡，同比减少37%；成交面积91.15万㎡，同比减少57%，是近三年来商品住宅季度首个成交面积不足百万方的月份。



按照区域划分，数据监测显示，顺德区以2670套摘得佛山一季度商品住宅热销区域，但也已同比去年减少59%，而今年一季度佛山楼市吸金区域则由南海区获得，累计成交金额51.15亿元。



具体到热销TOP10板块，来自高明区荷城街道因价格优势明显，今年一季度成交512套商品住宅夺得全市热销TOP1板块。



此外，榜单第二、第三位由顺德区容桂板块、大良板块摘得，今年1季度分别成交435、434套商品住宅。

价格方面，克而瑞数据监测显示，2024年1季度佛山商品住宅成交均价16391元/㎡，同比下滑10%。



在热销总价段上，克而瑞数据监测显示，2024年1季度佛山价格战仍旧持续，总价300万元以下的房源成交占比同比提升7%。

而这些总价300万元以下的房源成交主力来源于顺德区，成交占比达到了36%。



具体的成交结构来看，众所周知，隔壁广州在今年年初颁布了“全市范围内购买120㎡以上户型不限购”的政策，且在复工一个月以后该政策对广州新房市场起到一定的助推作用。

佛山方面，克而瑞数据监测显示，2024年一季度佛山120㎡以上户型新房供应2601套，同比减少26%，成交2411套，同比减少51%。

一季度二手成交接近1.5万套

接下来我们再来看看今年一季度佛山各区二手房的表现如何：

克而瑞数据监测显示，2024年1季度佛山成交14992套二手房，同比减少14%，从历年走势可以发现，这是自2023年2季度起佛山二手房市场成交规模四连跌。



总的来说，从数据上看，受购房者观望情绪浓厚，价格战的多重影响之下，似乎今年佛山并没有迎来自己的小阳春。

但从月度成交走势来看，佛山已实现两连涨，相信在往后的时间佛山能够力挽狂澜，再创佳绩。
