开盘日进账超196亿，上海豪宅盘刷新全国纪录！楼市复苏？

上海豪宅项目，中海·顺昌玖里的“抢房大战”， 让原本“寡淡”的一季度楼市，有了一个漂亮的收官。时隔3年，全国商品房单次开盘纪录被刷新。

3月28日，中海·顺昌玖里开盘选房，以总销售金额约196.5亿元的成绩，刷新了2021年深圳华润城润玺180亿元的单次开盘销售纪录。最终，该楼盘去化率98.5%。

根据中海·顺昌玖里的准售房源公告，项目位于上海黄浦区新天地板块，是上海传统的豪宅区，紧邻中海建国里、翠湖天地四期。

开盘共计推出512套房源，项目均价约17.2万元/平方米，套均总价约4000万元。户型涵盖建筑面积151平方米、185平方米、220平方米、245平方米以及325平方米。



价格具有性价比

在镜鉴咨询创始人张宏伟看来，该楼盘畅销的原因包括绝版位置，地处上内环核心位置和一梯队双学区；上海楼市政策利好；蓄客足且转化高。此外，价格来看，上海一、二手房价格明显倒挂，项目周边二手房价约为20万-30万元/平方米，而中海·顺昌玖里的开盘均价17.2万元/平方米，价格具有性价比。

贝壳找房等平台也显示，中海·顺昌玖里邻近的二手房，如翠湖天地五期的挂牌单价区间为25万元/平方米-34万元/平方米；中海建国里挂牌单价为23万元/平方米-26万元/平方米之间。

事实上，近两年来一二手价格倒挂是驱动上海等城市一手豪宅成交的重要原因。据克而瑞统计，由于部分新房项目仍存在一二手价格倒挂，在单位面积价差一定的情况下，面积越大意味着总体套利空间越大，因此这类大面积豪宅项目将更为畅销。比如2023年，上海百汇园项目，在去年4月推出220套房源，预售均价13.2万元/平方米，而周边二手房售价超过17万元/平方米，摇中就赚千万。

效果能否复制？

历史上的“全国开盘销冠”是2020年深圳的某项目，金额为196亿元。此次中海·顺昌玖里赶超，恰是今年房地产市场复苏的一个重要事件和信号，充分说明购房市场有强劲的表现和态势。

“观察今年的楼盘销售情况，我们发现，去年持续挂牌和降价的楼盘开始产生了一些积极的表现，即一些房东降价销售后，其有更大的能力去换房或进行改善型或高端型的住房需求释放，说明此类需求强劲，是今年房地产市场持续复苏要关注的重要点”，易居研究院研究总监严跃进表示。

他进一步分析认为，大城市或超大城市的房产市场有复苏的迹象，也代表一些新的购房资金正加快且坚定进入此类市场，对于后续各地房地产市场的预期引导等都有积极的作用。

不过，张宏伟也强调，“考虑到上海特有的一、二手房价倒挂现象，其他城市可能出现‘情绪’传导、但效果较难复制。”

全国市场仍有调整压力

据中指院统计，2024年一季度，重点100城新建商品住宅月均成交面积为1825万平方米，同比下降约四成，一方面，上年同期受疫情积压需求集中释放的影响，基数较高，另一方面，今年春节假期时间长，居民出游热情较高，也一定程度上影响了住房需求的入市节奏。春节后，部分核心城市在政策优化带动下，新房市场活跃度有所提升，在2月低基数下，3月重点100城新建商品住宅成交面积环比翻倍增长，同比降幅明显收窄。整体来看，当前购房者收入及房价预期尚未完全恢复，整体市场仍有调整压力。

从一线城市周度表现来看，新房市场在春节假期后整体呈恢复态势，深圳、广州在较大政策优化力度下，市场活跃度提升相对较快；上海受益于供应端改善，上周（3.18-3.24），新房成交套数回升至2024年以来周度高位。
