以价换量、分化明显 楼市“小阳春”局部回暖

3月是楼市传统的“小阳春”，今年开年之后楼市政策利好不断，让市场信心有了很大的，那么，今年楼市“小阳春”能否再现？各主要城市楼市表现又如何？带着这个疑问，乐居买房针对一二线的主要城市进行了调查。
一线城市以价换量 二手房市场复苏明显
进入3月以后，北京部分新房项目出现明显的暖意，但这主要集中在北京的头部房企，且项目大多给出了诚意十足的优惠。如，中建星光里，近期看房的人明显增多，除了其有央企背景外，还因为周末推出的优惠活动，据了解，中建星光里推出了十几套特价房，要求7天首付到位，最高优惠额度可达到8万多元。北京城建国誉朝华官方数据显示，项目近期看房量暴涨300%以上，开年连续两个周末单日认购量均超15套，最主要的原因也是因为项目持续推出特价房源，让购房者获得实实在在的优惠。
深圳二手房七成以上业主降价，同时叠加政策利好，带来了二手房市场的明显回暖，这其中以八卦岭宿舍最有代表性。八卦岭宿舍因为2020年荔园小学八卦岭校区确定，房价一度从5万/平米涨到最高峰的15.54万/平米，而现在，一套32平米的房子，单价仅4.22万/平米，跌幅达到73%。
至于深圳的新房，据CRIC监测的重点项目数据显示，3月第二周来访量和认购量分别为5300组和268套，已处于半年来的高位。当前流量盘周成交15-23套，已达到去年的小阳春水平。同时，楼盘间两级分化严重，只有流量盘在攀升，其他盘来访、认购仍处低位。
在北京、深圳以价换量同时，上海则是冷热不均的局面，一方面是热销盘人头攒动，如，金地嘉峯汇斩获嘉定新城2月份400-500万级成交金额、成交面积、成交套数三冠王；中铁建花语前湾开盘当日热销152套，而另一方面是非核心项目门可罗鹊。此外，上海近期还将面对前期入市的项目已经消化完毕，而新项目还在认筹中“青黄不接”的局面，不太可能出现“小阳春”全面回暖的情况。
当然，在广州，开发商对于3月的楼市信心倒是十分充足，多个优质地段的改善新盘正在陆续入市，如，3月17日开盘的天河越秀观樾，就出现了久违的 “千人抢房” 盛况，当天销售 15 亿；西派天河序也预计3月开盘推出125、140、180平米三种改善户型。据了解，天河区3月就有大约22个项目同时在售或待售，且项目之间定位接近，可以预见接下来“价格战”不可避免。
新一线、二线城市冷热不均 分化明显
一线城市以价换量，楼盘间两级分化、冷热不均的情况，在新一线、二线城市中也普遍存在，而且城市与城市之间差异也比较大。
比如，杭州、苏州市场相对较热，在杭州3月14日发布优化二手住房限购政策，明确“在该市范围内购买二手住房，不再审核购房人资格。同时优化增值税征免年限，统一调整为两年”后，3月16日、17日的二手房新增客户量比上个周末增长15%，新增挂牌房源增长11%，下定单量增长12%。
在苏州，各大售楼处又显然开始忙碌起来，如，浅隐林泉因为近期推出了优惠活动，现在每周客户来访量大概在500组到600组，同比去年有所提升。而在成都、郑州、西安则市场观望情况严重，目前尚未感受到“小阳春”的气息。
此外，据克而瑞湖南发布的内五区(含高新区、长沙县托管区域)商品住宅成交榜单显示，榜首成交套数109套，第十名仅成交9套，另外据乐居买房不完全统计，3月长沙六区一县预计将有40个楼盘开盘入市，由此也可见，长沙的房企对3月市场的信心还是很足的。
同样对3月市场充满信心的城市，还有天津，据不完全统计，天津3月共计7个项目开盘，市区多个新盘入市，如，金融街·融府，中海镜映南开，联发城投·梅江和悦等。
由此可见，在政策利好的加持下，部分城市、部分楼盘迎来了“小阳春”，业内信心也在逐步恢复。中指研究院市场研究总监陈文静表示“新房端，近期部分城市新房项目来访量增加，优质项目热度提升。”陈文静预期，随着优质楼盘逐渐入市，3月中下旬新房市场活跃度亦存在回升预期，叠加政策端在持续优化调整和落实，部分核心城市“小阳春”行情仍值得期待。
