坚持不买房的人，这次你们真的赢了！楼市已经出现大变局

由于各地的房价太高，最近一年多以来，市场上自发掀起了一股“坚决不买房”的呼吁。很多还没买房的朋友认为，只要刚需们团结一致不买房，那么整个楼市肯定会受到影响，最明显的就是房子成交量急剧下跌，届时那些手里拥有房子等着出售的人，将会变得被动起来。



根据国家统计局数据显示，今年1—9月份，商品房销售面积84806万平方米，同比下降7.5%。可以看到，今年的楼市真的是和往年彻底不同了，以前是虽然有人不停抱怨房价高，但是背后偷偷买房的人却非常多；而现在的情况是，看房买房的那一波人突然间就消失了，跟商量好的一样，这让囤房的人措手不及。
在大家坚持不买房的共同“努力”之下，人们发现买房已经出现了诸多利好，主要包括如下几个方面。
第一个：买房贷款利率越来越低。

据了解，现在大部分城市买房，首套房贷款利率已经降至3.60%，对于按揭贷款的购房人来说，无疑是一个大利好，这意味买房成本大幅降低。



第二个：房子价格下降。

数据显示，2023年9月全国商品房平均销售价格为10484元/平方米，与今年4月峰值12469元/平方米相比，下跌1985元/平方米，跌幅高达16%。
第三个：认房不认贷。

认房不认贷对想买多套房的人来说，无疑是很大的利好。简单来说就是，如果你所在的城市没有住房，就可以按照首付两成、贷款8成，按首套的利率执行。
眼下，在不买房人的支持下，楼市大变局已经出现！很多人或许正在疑惑，如果大家都不买房，谁会最先顶不住呢？毕竟对于刚需而言，不买房大不了就再去租房子住，但因为买房的人越来越少，三类人将会日子不好过。



第一个，当然是开发商。

开发商作为拿地盖楼的角色，一旦市场上的房子卖不动了，那么开发商的房子就无法成功变现，资金回笼困难，最终导致的结果就是开发商资金链断裂。
所以，在楼市低迷的背景下，不仅是买房的人会越来越少，开发商也因为行情不好，被迫减少了拿地和盖楼的相关投资。并且，一些开发商会想尽办法进行自救，比如通过买房送黄金、送车位、送物业费等方式变相降房价，促成卖房的交易。



第二个：银行。

开发商倒霉了以后，银行的日子也将变得不好过。因为在过去多年以来，无论是开发商拿地盖楼还是普通人买房贷款，背后提供大量资金的人正是银行。如果说开发商资金回笼不了了，一些人也因为房价下跌选择断供，那么银行可能就要面临烂账的风险。
第三个：地方政府。

很多人或许不太理解，为什么楼市不行了，地方政府也会受到牵连？其实这很好理解，主要是因为在过去多年以来，很多城市都依靠房地产带动经济、增加税收，所以才有了“土地财政”的说法。



试想一下，如果房子不好卖了，那么地方各种税收就会下降，最终很可能因为缺钱而连老师、公务员的工资都发不起了。
综上所述，在人们“坚持不买房”的背景下，如今楼市已经出现大变局，买房的朋友或许可以“再等等”；而手里有多套房的朋友，可能要想办法早点出手套现了。不知道大家对此怎么看呢？
