省会楼市平稳运行 9月份二手住宅价格环比上涨0.1%

9月份，省会楼市继续表现平稳。日前，国家统计局公布了9月份70个大中城市住宅销售价格变动情况，我市新建商品住宅价格环比下降0.5%，二手住宅价格环比上涨0.1%。

国家统计局发布数据显示，9月，我市新建商品住宅价格环比下降0.5%，同比下降0.9%；二手住宅价格环比上涨0.1%，同比下降2.3%。值得注意的是，二手住宅中，90—144平方米户型价格比上月上涨0.3%，其他面积户型价格环比均呈现下降。据省会某中介机构工作人员介绍，进入9月份，楼市出现一些回暖迹象，买卖双方博弈心理依旧。

从全国来看，9月份，一线城市新建商品住宅销售价格环比由上月下降0.2%转为持平，一线城市二手住宅销售价格环比连续4个月下降后首次转涨，涨幅为0.2%；二线城市新建商品住宅销售价格环比下降0.3%，降幅比上月扩大0.1个百分点；二手住宅环比下降0.5%，降幅与上月相同；三线城市新建商品住宅销售价格环比下降0.3%，降幅比上月收窄0.1个百分点；二手住宅环比下降0.5%，降幅比上月扩大0.1个百分点。

业内人士分析表示，9月份以来，核心城市房地产市场活跃度有所提升，但受此前政策严厉程度以及市场供求关系不同影响，城市间市场恢复程度存在差异。从全国整体来看，经济复苏及居民信心恢复仍是房地产市场企稳的重要前提，预计四季度在政策优化带动下，市场销售整体将呈现降幅收窄态势，但市场全面恢复可能需要更长时间，修复过程相对温和。若短期政策优化到位，同时超大特大城市城中村改造系列措施快速落地，预计2024上半年市场将迎来筑底回暖。（记者 宋 钧）
