事实证明 中美楼市 难兄难弟

北京楼市冷暖分化，杭州限购区域大幅缩圈，美国30年房贷利率飙升至将近8%！


看来，中美楼市，都不好过啊。

即便是一线 也早就过了普涨的年代

证券日报消息，说10月12日时，他们记者了解到在丰台科技园附近一个叫招商臻园的项目，定在10月15日开盘，然后从9月初售楼处营业以来，已经收到了200组购房意向金。


查了下，这个项目有10栋住宅和3栋配套楼，楼高在9-15层，总价700万左右，一共649户，这么看的话在开盘之前，就已经有200组意向金，人气不错的样子。


报道中也说了，之前“认房不认贷”出来后效果显著，不仅仅是上述楼盘，一些其他楼盘也达成了一两个月清盘的成就，有一种楼市行情一片大好的感觉。


然而，那是不可能的，远郊一些项目，都现房销售了，还是卖不动，一卖就是3年。根据中指研究院给出的数据，像房山区9月短期去化周期就长达16.3个月，很难卖。


那上边两个区，一下就成了对照组，最大的区别恐怕就在于“区位”。

丰台是北京的中心城区之一，面积很大，300多平方公里，跨越了三、四、五环，按网络统计，均价大概是6万多一平，按诸葛找房数据显示，去年12月和今年1月，丰台区的新房成交套数分别处在北京全区县的第4和第3位，是成交量上的主力。


而上边提到的丰台科技园，应该就是中关村丰台园，按中国日报网和北京丰台官方发布的消息，园区内有超过2.2万家企业入驻，其中超过1300家是高新技术企业，上半年全口径税收同比增长18.6%，是丰台整个区的发展引擎之一。


那房山呢？北京的郊区之一，3万多的均价，去化周期很感人，去年12月和今年1月的新房成交在全域都不算高，分别是第8和第7位，要比其他指标，比如高新技术企业数量的话，根据房山区统计公报来看，2021年时全区一共有830家高新技术企业，同比还少了17家。


此外，房山因为地理位置原因，要知道大城市的远郊和小城市的不是一个概念，如果是在主城区上班的话，通勤成本会很高，不管是开车还是地铁，这是天生的劣势。


所以简单比对之后，很清晰就能看出为啥丰台那块在“认房不认贷”等政策礼包之后能够有比较好的刺激效果，而房山那块，北京全市9月新房涨幅到三成了，卖不动还是卖不动，很简单一个道理：

即便是一线城市，也没法做到普涨了，冷暖分化会愈发明显。

说到底，很多人买房除了住，也很看重投资，要的不是性价比，而是投资回报。

杭州干嘛不一次性直接取消限购？

10月16日，据澎湃新闻消息，杭州连发两条楼市消息：


首先，是发布《关于优化调整房地产市场调控措施的通知》，其中提到，在限购范围上完成大幅缩圈，限购区域只剩4个，上城区、拱墅区、西湖区和滨江区。而萧山区、余杭区、临平区、钱塘区、富阳区这5个被移出了限购名单。

看图就知道，就保留了最核心的那么点儿，剩下全放开了。本地土著在限购区域可以买两套，非本地户籍的，只要有社保等记录，那就能买一套，而参加法拍的，则不受限购政策的约束。


其次，是发布《关于优化调整房地产市场调控措施的通知》，限购区首套房最低首付比例变为25%，二套最低35%，而且限购区域的二套的贷款利率要不低于相应期限LPR+30个基点，非限购区域的就是加20个基点。


稀里哗啦一大堆，整体意思就是，限购大法差不多取消了，该降的也降了，杭州开始刺激楼市了。


为啥？因为也卖不动了呗。


上游新闻10月16日消息，根据中指研究院的数据，杭州9月新房成交低于上半年各月成交，二手市场更明显，挂牌量连涨两月，但成交量却环比下滑12.1%。


当然最糟心的要数二手房价，环比跌2.41%，同比跌9.43%。


很明显，之前指望着杭州人硬撑楼市的想法，并没有很好的收效，没能走出全国楼市下行的大趋势。


那放松限购，就成了结果，而且也不丢脸，同级别的南京也放开限购了，杭州怎么都不是第一个冒头的那个。


而且也不用纠结限购放开到底是正向刺激还是干脆一波整垮房地产的信心，毕竟手上牌不多了。


现在比较有意思的问题是，杭州干嘛不一步到位全放开？


说句实话，我不知道，现在这个状态下，放开50%和全放开可能也未必会有什么区别，只能说，也许杭州就是想自己手里留着点牌才安心吧，这次如果没效果，那下次好歹还有点东西能出，而且刚开完亚运会，就直接全域取消限购，也怪怪的。


是直接把炸弹先丢出去，手上剩个3好，还是把牌都拆开一点一点挤牙膏好，现在很难说哟。

美国房贷利率 突破天际

咱们国内的一二线说完，来简单看下美国那边的情况。


中新社10月15日报道，美国抵押贷款银行家协会近期公布了一个数据，截至10月6日，美国30年房贷利率已经飙升至7.67%，是23年来的最高水平。


是的，你没看错，是7.67%。


用房贷计算器算一下，如果贷100万，30年还完，等额本金的话，最终利息总额将达到115万，而等额本息的话更加厉害，利息总额将近156万。


这个突破天际的利率，即便放前几年国内利率叫苦连连时，也绝对是鹤立鸡群的水平，再加上美国一些州的房地产税也很高，这就使得购房成本大大增加，有点惨不忍睹的感觉。


但就在这种看起来应该极其影响房价和住房成交的情况下，根据标普凯斯-席勒全美房价指数显示，今年7月，美国全国房价综合指数创下历史新高，环比上涨0.6%，同比上涨1%。


为啥房价会上涨？根据智通财经的分析，是因为供不应求，不少在疫情前享受到了低利率的人不想现在把房子挂出来还贷，毕竟那样等着自己的就是高利率了，因此抑制了库存，而库存太少的结果，就抬高了房价，物以稀为贵嘛。


如果按中新社的报道来说，应该叫买的不算多，但是卖的更少。


那为啥利率一个劲往上呢？是因为美国之前连续的加息......


高昂的利息对楼市的杀伤力是很大的，美国全国房地产经纪人协会公布的最新数据显示，8月美国成屋销售就一下子掉了15.3%。


换句话说，与其说美国现在房价达到了新高，倒不如说可能面临着有价无市的窘境。


房价上去了，租金也得上，这对于租房人群来说不是好事，当然如果就业这块能保障的话理论上对于住房的需求也会保持。


但说是这么说，具体咋样，就得看美国劳动力市场的韧性如何了。


以上，中美楼市在这一波起伏上还是比较同步的，虽然面临着不同的问题，
但是结果都差不多，就是两边楼市都不好过，甚至是很难过，是难兄难弟，手里的牌不多，局面还挺被动。
